Project:
Main Street Eldersburg

According
to Black Oaks Associates and Gazette.Net,
construction on the first “green” development in Carroll
County and the first “green” shopping center in Maryland
will begin summer of 2008 and end that fall.
The
project is called Main Street Eldersburg. Main Street Eldersburg
is a proposed project of Black Oak Associates, who is responsible
for the Eldersburg Marketplace, which features retailers such as
Martin’s, Home Depot, Khol’s and M&T Bank. Black
Oak Associates is working currently on redeveloping the Carrolltown
Center.
Main
Street Eldersburg is projected to be over 80,000 square feet large,
and located on 12 acres off of Londontown Boulevard. The development
will utilize up-to-date technology which will help conserve natural
resources, provide a healthy place to shop, and save money for tenants.
Such technologies include watering efficiency fixtures, and natural
lighting systems such as skylights and clear story glass sections.
It has also been said that porous asphalt or concrete will be used
to absorb excess water and runoff.
Green
developments exhibit signs of environmental responsiveness and resource
efficiency. These developments combine energy conservation and environmental
protection features with real estate, making housing developments
as well as other buildings and centers nature friendly and efficient.
For the tenants, it is much less costly as well.
Main
Street Eldersburg is anticipating LEED Silver Certification, which
would recognize the environmental responsibility shown in the design
of the center. The LEED rating system is nationally recognized as
being the “benchmark [rating system] for the design, construction
and operation of high performance green buildings”.
Such
certification for Main Street Eldersburg would also indicate the
quality of the center, making Eldersburg a much more prodigious
community, which has already seen a lot of change and improvement
over the past decade.
It
is predicted that Main Street Eldersburg will include mostly high-end
retailers, including women’s apparel, casual dining and home
furnishing.
